Magnum Opus purchased the site as a single dilapidated dwelling. This site was described as a ‘problem site’ by the marketing agents. The site suffered from contamination, poor ground conditions and no legal rights of access. In addition to these issues the site was in close proximity to a railway line so there were various restrictions on methods of procurements. Magnum Opus quickly grasped the issues and set about skilfully planning to design out the identified areas of risk. Magnum Opus worked closely with the local authority environmental health officer to achieve a comprehensive and efficient means to remediate the contiminated land. Magnum Opus worked closely with their ground works contractor to achieve an efficient piled foundation design which also met the requirements of Network rail. Magnum Opus worked closely with their legal team to achieve a position resolution to the sites lack of a rights of way to the site.
